In a commercial lease can the landlord dictate what hours you are permitted to operate?
Posted by: | CommentsI run a dance center and there are NEW tenants in the building who are trying to get me to start teaching later in the day, with my lease up for renewal and I wondering if it CAN be dictated or if I rent the space(and have been there for more than 15 years)then it is mine to do as i choose when I choose?

Landlord allowed bank to foreclose on the building we were tenants in. The building went to auction, but there were no bidders. The bank became the owners. As tenants, what happens to our lease? What are our rights/options? It’s commercial real estate in Texas. Thanks so much for any help.
So are tenants month-to-month? Are the leases void? What if the bank doesn’t offer a new, reasonable lease? Thanks.

Can my landlord terminate my business lease early?

Should i be asked for a deposit on a long lease?
Posted by: | CommentsI am leasing a shop (4 year lease) , they want quaterly up-front payments, which is fine, but on top of that they want a deposit, of another 3 months, is this standard practice? as i cant afford, basically 6 months rent up-front. As far as im concerned quaterly up-front is as good as a deposit!
no, i know what a deposit is for. but im not giving the landlord an extra £2.5k that i may or may not see again….

After my lease expired and I did not renew it. The landlord ask me to sign a new lease at much higher price or vacate the shop within one month. What kind of rights do I have? Currently I am looking for a new shop around and negociating the lease with another owner. But it will take two or three months for me to move the new shop. Does the current lanlord have the rights to force me vacate the shop after give me one month notice? Or I can still stay here until my new shop ready as long as I pay the rent?

I really want to know if i can get out of the lease as i cannnot afford the lease with VAT on and also my landlord wants to back date it for the past 6 months which is really unaffordable.
I took the lease because it did not have VAT on and was in budget.

Financial statements necessary to sign commercial lease?

We’ve begun looking into commercial spaces that are available for lease, and the broker I contacted notified me that, because we’ll be taking care of all expenses out of pocket, whomever we rent from will in all likelihood want to see our financial statements. I realize that the landlord will of course want proof that we’re financially stable enough to start this business, however I was curious as to whether this is fairly standard procedure? Any replies are greatly appreciated.

can a landlord change his mind on the set terms of a commercial lease that he signed?
Posted by: | CommentsI Have A Lease Signed For A Stated Time Period Its For 2 -3 Yr Terms At The Renewal After The First Portion Of The Lease It States That The Leasee Has The Option To Renew With A Written Request To Renew. Can The Landlord At That Point Decide To Change His Mind On The Set Terms And Raise The Rent&Switch The Time Period From 3 More Years To A Month To Month? The Lease Has Been Signed By Both Parties! It Clearly States That It Is For 2-3 Year Terms And That The Renewal Of The Lease (The 2nd Half) Will Be The Same As The First. Can He Change His Mind After He Has Already Agreed To These Terms And Signed?
