Can a commercial property lease be broken if my new business fails?

Im curently looking to rent out a new small shop for my business they are wanting me to sign up for a three year lease which seems the norm. What is worrying me though is if my new venture should fail i will be stuck tied into this lease.
My question is that should my business fail will i still be responsible for paying the lease for the rest of the agreed term?
Would i better off setting up as a limited company to avoid this pitfall if things turn worse in this economic climate and my business fails.

Average buyout for commercial lease?

I have a 5 year commercial lease at $1200/month. I am one year in and would like to leave the property. I understand there is no option to terminate and I am responsible for the remaining term. I have the space posted looking for reassignment or sublet which would be best case scenario, but can someone please tell the average buyout for a commercial lease? Thanks.

We are looking to move our business to another location. Do we need an attorney to negotiate our commercial lease, or can we do it ourselves. Is rent negotiable as well as security deposit in a commercial lease? What are some things we can ask to be negotiated. Thank you for your help

I just sold my business and the new tenant took over. I was never in default of rent. The new tenant just signed a lease and their first payment is right after my last payment. No break in between. The landlord released me from my lease which had two years to go. But still holds security deposit.
