What different ways are there to list commercial property for sale?
ByWe’ve tried Century 21 and nothing has come out of that. I was thinking something like Craigslist.

When I saw your question, Craigslist came to my mind.
It works pretty well.

An agent is the way to go in my opinion. We’re all different.
Just because your experience at C21 wasn’t a good one is not a logical reason to go FSBO.
Instead, interview 10 agents, find one that specializes in commercial sales AND internet marketing. Find an agent with a portfolio that proves he/she can take on a project like this.
I take over listings all the time that another agency failed to produce a buyer for. I get them sold. It’s not luck, it’s that I work my ass off making calls, using clever (and sometimes expensive) marketing and so on.
This is my advice, because this is NOT what you are specialized in, so you will unlikely do better than C21. There is very likely an agent in your market that can make this happen. Frankly if you cannot find a specialist, I’d interview the agents with LESS than 2 years experience, find a very ambitious, motivated agent who has good IDEAS on how to get it sold, give them a try for 3-6 month contract.
That is what I would do, because I am who many call in my market when the “other guys” just cannot get it done.

Are you noticing or are any commercial agents advertising in ways that are catching your eye?
Residential & commerical real estate are 2 different breeds. Although some MLS systems have commerical listings, in my area, there is also a commerical only MLS & perhaps your agent was not a member.
Commerical real estate needs to be promoted by commerical real estate agents. They know where to advertise & look for those buyers.
If you can’t think or recall anyone specializing in it for your area, try googling “YourCity Commerical Real Estate Specialist” & there will probably be a handful of agents you can call.
