How can I put up an advertisement for sale of commercial property that will attract people?
ByWould like to sell my commercial property and have done so by putting ads in the newspaper. Many agents called up and wanted to co-broke. I’d prefer to deal with owners themselves as commission of agents are very high. Thanks!

You can place a billboard on the premises advertising the sale but you’ll probably need Landlord’s consent to do so (if you have one!) Other than that, place a newspaper advert adding the words “no agents please” or something to that effect.

There are tons of FSBO sites out there, many free, but I do not see one with a strong market share. There are places such as LoopNet that specialize in commercial property.
Over 80% of people looking for RE are looking on the internet, unless the newspaper posts your ad prominantly on their website also, the paper is probably a waste of money.
If you put something on your ad that says “no agents please” the flow of solicitations will reduce signficantly.

I agree, you need to show it in Loopnet.
However, your odds of someone coming to you without an agent is close to zero. Most people do not know enough about real estate law to venture out and purchase commercial property w/o an agent to help them.
The standard commercial commission is 10%
