depends on what sort of % your 50k represents to the purchase price.
at the moment you can get a commercial mortgage between the rates of 7.5% – 10.5%
NOTE – be weary of how much you pay for arranging the loan. some greedy Fookers charge upto 4% of the loan. use 500 quid as a benchmark to work from.
