shop lease

Which way is cheaper to start up a donut shop. Building it from an empty leasing office up?, or buying it off from a previous owner? If building up from empty office is cheaper, can you tell me how much it will cost and what I will have to go through?

Buy an existing one.

If you go with an empty space you have to prepare all plans, get permits, builders, equipment, inspections, etc. The vent and fryers, with safety valves & fire extinguishers will come to $10,000. An existing location will have that built in, and if you lease, the improvements belong to the landlord, not you.

And so far, we haven’t even discussed the rest of the shop!

An existing site will have all the needed features, you just need to tweek it to your store’s personality. It’s easier to paint and redo furnishings than it is to build up the whole place.

Oh, and did I mention grease traps???
