If I lease a shop and say after 1 month the business isn’t been successful and I decided to stop trading?

Of course. It is a legal & binding contract. If this is a concern, ensure the lease states you have the right to sublet.

Yes you must pay every month until the lease ends so maybe it would be wise to ask the person you are leasing it off if you can get a trial period say a month and just pay that months rent, this could also be risky as your business could boom in the first month, and then deteriorate. You could also try doing some research around the general area if that kind of business will make a impact and make you any profit. The best bet would then be to get a lease which isn’t over many years and just possibly one.

yes.. you have too,and most of courts will provide a judgment agnest you in less than 30 days after you break the lease.

you should ask the landlord for option to get out of your lease after one year if your business do not do well.
few landlords will accept this deal.
