The true answer is where the building is and what it could also be used for. In my area of the country many buildings are empty so the owners are looking for the most funds and close too the contract total. If your area is better try up to but not past two years.

Ask the owner to find another person to take over the lease. You only pay until another is found.

You should approach the landlord and explain that you would like to terminate the lease early and with his permission attempt to find a replacement leasee – either by word of mouth or placing ad ad in the local paper or contacting the local commercial estate agents.
If you are in a prime location, this will be easier than if you are not unfortunately in the present economic climate.
Anyway, it would not cost you anything to explore what options may be out there. If you are up front with your Landlord, it will put you on a better standing with him that if he were to find out from someone else, or worse still by seeing an advert somewhere!
The positive side to this would be that the Landlord has contacts for another tennant or even may consider selling the site for some sort of re-development – in which case you would be doing him a favour!!
