how can i ensure that my rent from a sandwich shop is paid on time as he totally disregards the lease?

If he is in breach of contract, and you cant get your money take him to court and throw him out

To insure that you get you rent as to when the fail you have to have a lease agreement with the leasee and if he/she fail behind for two month or more , the law allows you to start possession proceeding for eviction by given he/her two months notice for seeking possession , in most cases merely serving he/her with a formal notice of a eviction may prompt he/her to pay you your rent and if the rent is not paid you can then apply to you local county court for possession order after the two months initial notice periode has expired. may may have to pay a nominal sum to the courty court for that purpose. unfortunatly the is no other way you can persuade him/her to pay his/her rent on time .

You need to enforce the lease.
Make it clear that the lease will be enforced 100% and if he fails to follow the lease give him notice to vacate.
Check to see how many days are required,most places require 3 day notice.
After three days ,go to county court and file eviction papers.
You have to be tough.
Refuse to accept partial payments. Make it clear that if the payment is not in the full amount it will not be accepted.
We did that..and people started paying the right amount .
