Can you run an office showroom in a premises that has ‘use as office’ on the lease>?

Can you run an office showroom as well as selling some of the items from the showroom even if the lease says ‘use as an office’. I should add that the premises is a shop front and graded by the council as shop front but the lease was created so as to allow the tennant not to be able to open a shop. Thanks in advance for any help

You would do well just to check with the planning office.
Office planning has different categories and usage is according to the category.

Sounds like it may or may not have been given planning permission for a shop.
Normally the planning department is very helpful and will explain what your chances of success will be for a change of use.

But the property lease will need to be looked at by a solicitor to see why a tenant cannot open a shop and what and why the restrictions are.
In this current economic climate it should be easy to get a change of use to bring life to store or shop.

The short answer is no….

The bigger question here is why would you want such a place with restrictions on it?? Pass it by, even if the location looks good. Location wont insure success…
